Unfortunately, there is no one-size-fits-all answer for this question, because each home has different features and challenges. The location of the property, condition of the rental, and size of the unit all impact how long it takes to find an interested tenant.
While we can't guarantee how long it will take to find a renter, we do work diligently and efficiently to find a tenant as quickly as possible. We use an assortment of proven marketing techniques to connect with local residents, and our team responds to enquiries quickly.
Pricing a rental home is a sensitive equation. If you price your property too low on the spectrum, you'll struggle to turn a profit. On the other hand, pricing too high can drive would-be renters away and cause your rental to sit vacant.
When we make pricing decisions, we look at comparable properties in the nearby area, and we pay close attention to market trends. We'll also pinpoint areas of potential improvement for the home. For example, sometimes upgrading kitchen appliances or boosting curb appeal with a few minor tweaks can result in higher rents.
Finally, we talk to our clients to make certain we're on track to meet your financial goals.
Yes! We require all applicants to meet certain guidelines in order to be considered for one of our rental properties. These requirements include:
- Credit score of 600 or higher
- Verifiable income of at least three times the monthly rent
- Not currently in bankruptcy proceedings
- No felony records or registered sex offenders. Other charges, including misdemeanors, will be considered on a case-by-case basis.
- Clean rental history—no previous evictions or lease violations.
All applicants will be asked to submit supporting documentation. We verify this information before making our final decision.
When a HighPoint tenant leaves a rental home we manage, we will conduct a throughout move-out inspection to identify any damage within the property. We work efficiently to address such problems, with relevant charges deducted from the security deposit.
Once we have restored the home to rent-ready condition, we'll begin showing the property. We start marketing homes shortly after receiving notice of a tenant's intention to vacate—this helps us find a renter as quickly as possible.
